Advance Solutions LLC sells steel buildings for delivery in two states: Mississippi and Tennessee. You do not have to live near us to buy one. Your building is made to order, loaded on a trailer, and driven to your property, where a certified installation crew puts it up. What matters is where the building is going, not where you are calling from.
We are based in Holly Springs, in Marshall County, Mississippi. We do not run a sales lot, and there are no display buildings to walk through. That is on purpose. Every building is made to the size, colors and doors you choose, so a lot full of finished buildings would only show you someone else's order. Instead, you see your own building in a 3D designer before you buy it.
How Buying Works Without a Lot
Everything happens by phone, by text and online. You tell us what you want to cover and the ZIP code where it is going. We send you into the designer, where you can spin the building around, change the roof style and colors, add roll-up doors and windows, and watch the price change as you go. Then we talk it through: the size, the ground, the permit, and how you want to pay.
You never have to drive anywhere. The paperwork is signed electronically, your site photos are sent from your phone, and we call you to set the install date. The first time you see the building in person is when the truck pulls up with it.

Your Delivery ZIP Sets the Price and the Loads
The first thing the designer asks for is your delivery ZIP code, and it changes more than you might expect. Building prices are subject to change and may vary by delivery location, so two people pricing the same building fifty miles apart can see different numbers.
The ZIP also sets the engineering. Every certified building is designed for the wind and snow loads where it will stand, and the designer pulls those loads from the ZIP you enter. That is why it matters to enter the ZIP of the build site, not your mailing address, if they are different. A building engineered for the wrong location can cause trouble at the permit office.
Delivery and installation are included in the building price when your site is ready. What is not included is anything the site itself needs: dirt work, a concrete slab for a wide building, or a rented lift for a tall one. Our how it works page covers each of those in detail.
Where Our Buyers Are
Being based in Holly Springs, a lot of our calls come from around the Mid-South: north Mississippi, the Memphis area and west Tennessee. Buyers in those places tend to want the same handful of things. A carport for the truck and the side-by-side. A tall RV cover for the camper or the pontoon. A barn with lean-tos for hay and equipment. A workshop with a roll-up door big enough for the tractor.
But the Mid-South is not a boundary. We sell for delivery anywhere in Mississippi or Tennessee, and the process is the same whether your land is twenty minutes away or across the state. If you are not sure your property is in range, send us the ZIP and we will check.
- Mississippi. Buildings are delivered and installed on buyer-prepared sites, with the price and engineering set by the ZIP of the build site.
- Tennessee. The order, the site prep and the install work the same way they do in Mississippi, though permit rules change from county to county.
What Changes From One Place to the Next
The building is the same in every county. The rules around it are not. Before you order, check these four things for the spot where your building will go.
Permits and codes
Whether you need a permit depends on the county, and inside city limits, on the city. One office may want a permit for any accessory building while the next one over only cares above a certain size. There is no single answer for Mississippi or Tennessee, so call the building and codes office that covers your property and ask. Getting any permit is the buyer's responsibility, and it must be done before you accept an install date. If the office wants engineering, ask us for the engineer-stamped drawings.
Neighborhood and HOA rules
If your property is in a subdivision with an HOA or recorded covenants, those rules can limit size, height, color and where on the lot a building can sit. Nobody on the order side searches covenants or checks setbacks for you, so read your HOA rules and get written approval before you design around a spot. Picking a color that matches what the HOA allows is a lot easier than repainting a steel building.
Setbacks from property lines
Most places set a minimum distance between a building and the property line, the road, or a septic field. Find that number before you stake the corners. It is common for the nicest-looking spot on the land to be too close to the fence.
Getting the truck in
Rural property brings its own access problems. A long gravel drive with a soft spot, a narrow cattle gap, a low limb, or a sharp turn at the barn can all keep the delivery rig from reaching the site. The install truck pulls a long gooseneck trailer and needs room to turn around on your property. Walk the route before install day with that in mind.
Start With Your ZIP
The fastest way to find out what a building costs delivered to your land is to send us the building and your ZIP code. We will get you into the designer and follow up to talk through the site. If you would rather spread the cost out, ask about financing and rent-to-own while we have you on the phone. You can also call (901) 660-4836, Monday to Friday, 9 a.m. to 5 p.m.
